West Midlands landlords, you’re first

From 15 December 2026 the West Midlands is the first region in England to enter the new “Register your rental property” rollout.
From 15 December 2026, the West Midlands becomes the first region in England to enter the new “Register your rental property” rollout under the Renters’ Rights reforms.
For landlords with relevant assured or regulated tenancies, that means registering yourself and each rental property, with the West Midlands deadline currently set for 14 March 2027. Registration will cost £65 per property, per year.
And this matters across the region. In 2021, 17.9% of households across the West Midlands were privately rented. That’s almost 1 in every 5 households, meaning these changes could affect a significant part of the region’s property market.
Landlords should start preparing
- Property and tenancy information
- Rent details
- Gas safety documentation
- Electrical safety records
- EPC information
- GOV.UK One Login access
One important detail: the deadline follows the location of the property, not where the landlord lives. If your rental property is located in the West Midlands, the West Midlands registration timetable applies, regardless of where you live.
The regulations are changing, but good property ownership has always been about staying ahead of what comes next.
