Seeing the valuewhere others don’t
This site was completely underutilised and tucked away, but we knew exactly what it could become. We bought an unutilised plot of land that had turned into a complete greenery jungle. The vision is to build 18 premium homes.
The current hurdle is the UK’s Biodiversity Net Gain (BNG) mandate, which requires us to leave the site’s ecosystem 10% better than we found it. When you buy a dense, wild jungle, your ecological starting baseline is already high: fitting 18 houses onto the land while increasing its overall biodiversity by 10% is complex.
We are collaborating with expert ecologists to remap our approach, rethinking site optimisation to get the most ecological value out of every part of the site, and weighing up the routes through the regulations. We don’t shy away from the hard parts of the process, because navigating the friction is exactly what makes a development successful.

Behind the scenes
Property development is not all sunshine, rainbows and perfect before-and-afters. Here is the work as it happens, as posted on our channels.

Clearing complete
Now that the initial clearing and tree works are complete, you can finally see the true scale of this 1.6-acre plot.

Boundaries first
While clearing the site we discovered that a boundary line had been crossed. Clearly defined boundaries are the foundation of any successful project.

The BNG paradox
BNG asks for a 10% ecological uplift. On a concrete plot that is straightforward; on a wild site the baseline is already sky-high.

New BNG rules
From 6 August 2026 new BNG rules are in effect, with a 0.2-hectare cut-off for the smallest sites.
